Documenting the Damage

    Damage Documentation

If your landlord fails to do repairs within a fair and reasonable time after you’ve asked them. Then you have the option to take them to court. To increase your chances of winning your case, it’s important to provide the court with as much evidence as possible. The judge will review the evidence presented before making a decision. Therefore before initiating a housing disrepair claim, it is important to gather the evidence.

Take Photos or video of the affected areas and of any damage inflicted on your possessions, this will serve as evidence to bolster your claim. Make sure the images are as clear and relevant as possible. This will enable us to evaluate the degree of disrepair and ascertain if it is covered by the Landlord and Tenant Act 1985.

    Collect Correspondence

Gather all the correspondence between you and the landlord regarding the claim, emails, tenancy aggreements, quotes, etc. this is highly valuable evidence and can help speed up your case.

The more information you provide us, the better our chances of a successful claim. Photos or videos taken on your phone, tablet or any other camera will do, you don’t need professional equipment.

Your landlord could have a solicitor representing them in court, therefore it is advisable to use one of our expert solicitors to act for you on a no win, no fee basis.
